In response to your email, our office is writing to provide you with the staff position on the recent application (ADD2018-10036) to re-designate the parcel on the corner of Gateway Blvd and Griffin Drive from Town Center (TC) to Multi-Family (MF). Our office has advised the applicant’s agent, in writing, that the proposed change must seek approval through the public hearing process.
In addition to providing you with the staff position on the requested change, I want to make you aware that the property, as it is currently zoned, allows construction of up to 183 multiple family dwelling units. The applicant may, at will, seek Development Order approval to construct the allowable units without the need for a public hearing.
In order to construct more than the currently allowable 183 units, the applicant must apply to have the property re-designated from the Town Center sub-district of the Gateway PUD through the public hearing process. In the event a public hearing application is filed, the notification procedures contained in the Land Development Code and Administrative Code will be followed.
