Dear Paint Brush Hills Residents,

 

Our covenants apply to Paint Brush Hills Filings 4 through Filing 13A. You can find your covenant filing # in your Title documents or on the El Paso County assessor’s website, http://land.elpasoco.com/default.aspx  The Filing# is part of your property’s legal description. If anyone is interested in being a part of ACCPBH, please call or e-mail to discuss.

 

You live in a Covenants protected community with Covenants designed to protect your property values, while also being relatively unobtrusive. There is no homeowner’s association, so our Covenants are enforced either by ACCPBH or by the homeowners, themselves, who have the same rights to enforce the Covenants as does the Committee. There is no budget to maintain a mailbox, so EMAIL us at ACCPBH@YAHOO.COM.

 

The homeowner must not only follow our Covenants but also the requirements of the PPRBD. If you want to erect buildings or modify your property outside the limitations of the covenants, you must obtain written approval from ACCPBH prior to commencing work.

 

To simplify our covenants, the ACCPBH has adopted the following standards: 

  1. Fencing: Some filings allow 6 ft open style perimeter fences and 6 ft privacy fences in rear yards. The ACCPBH has decided to be consistent and accept this for all filings 4-13a. Homeowners will not receive a letter if their fences are no higher than 6 ft. Fences are to be a natural wood color or white, wood or vinyl and well maintained. Approval form or email with specific future changes should be addressed to ACCPBH@yahoo.com using property address in the description of the email. Any fences that currently meet this criterion do not have to send an approval request.
  2. Sod: As for 2,500 sf of sod requirement, homes are not being held to this covenant due to water conservation efforts throughout the country. Zeroscape and xeriscape gardens are welcome to conserve water. Other parts of the covenants for landscaping are still valid per individual filings. What is not allowed are weeds instead of a well-maintained yard.
  3. El Paso County pet regulations of no more than a total of 4 pets, is the primary zoning laws for this area with no farm animals allowed. Since Chickens (no roosters) have been permitted, with prior approval from 699 Properties and with the condition that they'd have to be removed if they cause unacceptable odors, noise, or other nuisances for neighboring homeowners, we will allow up to 4 chickens INSTEAD OF domestic pets for a combined total of 4 pets. No other farm animals, for example, pigs, goats, ducks or llamas are permitted per the Covenants.
